The Housing and Construction Cooperatives Authority, in cooperation with the Housing and Development Bank, continues to receive requests to reserve a number of residential units (nearby 61) in 10th of Ramadan City, with areas ranging between 68 and 85 square metres.
The Housing and Building Cooperatives Authority explained that the allocation is based on a first-come, first-served reservation system on the Housing and Development Bank’s online reservation website www.hdb-reservation.com.
First: Housing and Development Bank apartment prices 2024
1- Unit prices are specified in the attached tables, including excellence rates.
2- The prescribed contracting expenses shall be paid in accordance with the applicable rules, as well as the expenses of special facilities
The residential unit has a gas meter, an electricity meter, and a water meter.
3- A 5% maintenance deposit is paid as shown in the attached tables.
Second: Method of payment for Housing and Development Bank apartments in 2024
1- An amount of 50,750 EGP only, fifty thousand seven hundred and fifty Egyptian pounds, must be paid in one and undivided payment - serious reservation + registration fees when submitting the reservation;
By one of the following payment methods:
A- SWIFT SWIFT code HDBKEGCAXXX Housing and Development Bank, Dokki branch.
B- ACH through all banks to the account of the Housing and Development Bank - Dokki Branch.
C- Internal transfer to the account of the Housing and Development Bank - Dokki Branch from any branch of the Housing and Development Bank in the event that the client has an account with the bank; Taking into account the following when converting:
(1) The account number to which it is transferred: (form number) extracted from the website.
(2) Beneficiary’s name: The name of the person applying for the reservation is quadruple.
(3) National ID card number (14 numbers) and valid.
Unit payment system
(1) Payment of a serious reservation amounting to 50,000 pounds, in addition to 750 pounds nothing but registration fees.
(2) Complete the payment of 20% plus 1% administrative expenses of the total unit price within a month starting from 08/18/2024 until 09/19/2024, using the same method of paying the seriousness of the reservation (SWIFT / ACH / internal transfer to the Housing and Development Bank account - branch). Dokki, from any branch of the Housing and Development Bank (if the customer has an account with the bank).
(3) Payment facilities can be granted within the framework of the initiatives granted by the Central Bank of Egypt to middle-income people to deal with the real estate financing system for a period of up to 30 years in accordance with the rules and controls in force at the bank and the laws and regulations that regulate real estate financing business, provided that the customer submits an application to any of its branches. The Housing and Development Bank studied its creditworthiness after the end of the reservation period, while adhering to one of the monthly/quarterly payment systems for a period of three/five/seven years until obtaining real estate financing.
(4) In the event of approval to grant real estate financing, the customer seizing the unit is obligated to pay any amounts representing the difference between the advance paid by the customer and the value of the financing that was approved and according to the results of the credit study, in cash before contracting and receiving.
(5) In the event that the applicant client does not meet the conditions for real estate financing or desires to deal with the installment system and contract directly with the General Authority for Construction and Housing Cooperatives, the Authority reserves ownership of the residential unit subject to the terms and conditions document until the full price and accessories are paid, and payment is made in accordance with one of the following installment systems, provided that a percentage is paid. Completing the 20% within the specified dates:
A- Pay 10% of the total unit price as a contract payment within 3 months starting from 09/22/2024 until 12/19/2024 according to the following schedule:

B- In the event of delay in paying any payment/installment beyond the due date, a late fine equal to the lending rate and the discount announced by the Central Bank of Egypt at the time of payment, plus 2%, will be calculated from the due date until the payment date.
Real estate conditions for reserving Housing and Development Bank apartments 2024
1- The allocation is personal, and it is not permissible to assign or dispose of the unit by any type of transaction, whether transferring or restricting ownership, except with the written approval of the Authority and on the condition that the full price of the unit and the prescribed expenses are paid.
2- Cases of cancellation of allocation:
A - In the event that any violations of the reservation conditions or the terms contained in this brochure are discovered or appear.
B- Upon the request of the unit allotted.
C- The failure of the applicant for the reservation and the unit allocated to him to complete the payment of 20% in addition to 1% administrative expenses of the total price of the unit within the period given for payment.
D- Failure to pay two consecutive installments according to the payment method.
E- Assigning or disposing of the unit without prior approval from the Authority.
F- Changing the purpose for which the unit is assigned.
G- Failure to contract and receive the unit on the specified date for receipt. The amounts that are deducted from the amounts paid in the event of cancellation of the allocation before receipt are (1% administrative expenses of the total value of the unit).
H - In the case of receipt, in addition to the above, a deduction will be made for the occupancy of the unit at the rate of 7% annually of the total value of the unit from the date of receipt of the unit until the date of submitting the application.
3- All communications issued by the bank or authority to the interested party shall be valid, effective and legally effective as long as they are sent to the address of the interested party recorded in the reservation information form.
Conditions for booking Housing and Development Bank apartments 2024
1- The applicant for reservation must be a natural person of Egyptian nationality.
2- The applicant must not be less than 21 years old when applying for reservation, and must have the capacity to act or contract.
3- The family (husband - wife) is not entitled to apply to reserve more than one residential unit in the project.
4- The family (husband - wife) does not have the right to apply to reserve more than one residential unit from the units offered in the announced neighborhood, and in the event of a violation of this, they will be excluded from the reservation.
5- The provisions of Law No. (193) of 1977 regarding the establishment of the General Authority for Building and Housing Cooperatives and the Authority’s real estate regulations and their amendments are considered - as well as the provisions of the Real Estate Finance Law No. 148 of 2001 and its executive regulations and their amendments and the decisions of the Central Bank issued regarding real estate financing initiatives and Law No. 119 of 2008 and its executive regulations.
